Grounds

The paths were laid first

Everything else in the landscape reads off those lines — and these are photographs, not renders.

The landscape

Three path treatments are on the ground now, one per approach, and the planting beds were set out against them.

Beds are massed in three layers hard against each villa — MacArthur palm, heliconia and traveller’s palm at the back, a Licuala fan palm as the focal specimen with ixora and cordyline in the middle, dwarf mondo and peanut grass closing the soil at the front.

Everything is planted at roughly 80% of mature spacing and mulched in coco husk, so the beds read full within one season instead of three. A privacy hedge is massed to about 1.5 m between neighbouring verandas, which is what turns a shared porch into private outdoor space.

Limestone & bamboo

Compacted white chip held between split bamboo. Softest underfoot, brightest at night.

Concrete ribbon

Exposed aggregate, stamped and sealed. The one permanent improvement the lease allows.

Sand in coco lumber

Beach sand in a low timber frame on the final run. Barefoot the whole way.

The service yard is screened, because the grounds are what sell the property.
